Most national advice about water heaters is written for places with softer water than the Wasatch Front. Along the benches and through both valleys, dissolved minerals drop out of solution as water is heated and settle in the bottom of the tank as sediment. That sediment layer is behind a surprising share of the symptoms people call about.
It insulates the burner or element from the water it is trying to heat, so the unit runs longer to deliver the same hot water. It traps pockets of water that flash to steam and escape through the layer, which is the popping and rumbling homeowners describe. And it accelerates corrosion at the bottom of the tank, where failures usually begin. A heater that is noisy, slow to recover, or producing less hot water than it used to is often describing sediment rather than a failed component.
That same chemistry is why the tank-versus-tankless decision looks different here. Tankless units heat on demand and have no tank to accumulate sediment, but their heat exchangers are sensitive to scale and expect regular descaling to stay efficient. Neither choice is automatically right; it depends on the household's hot-water pattern, the existing gas or electrical capacity, and whether the property has any water treatment in place.
What the right unit depends on
Sizing matters more than brand. A heater sized for a two-person household will disappoint a family of five regardless of how good it is, and an oversized unit wastes energy maintaining water nobody uses. Simultaneous demand — showers overlapping with laundry or a dishwasher — is what actually determines the requirement.
The existing setup constrains the options. Swapping like for like is the simplest path. Moving from tank to tankless can involve gas supply capacity, venting, and electrical considerations that vary by property, which is why that conversation starts with looking at what is currently installed rather than with a model number.
